Wasatch Front Real Estate Market Analysis

In spite of the fact that Utah real estate inventory (Active listings) continues to increase, the average single family home sold prices in Salt Lake County for the 4th Quarter of 2007 ($288,142) were almost exactly the same as sold prices for the 4th quarter of 2006 ($286,742).  I pulled these figures from the Wasatch Front Regional Multiple Listing Service. Many local buyers are not taking advantage of lower interest rates because they are hoping that prices will come down.   Utah's economy is strong and Utah's population is growing due to births (54,000) and a net  influx of residents (25,000) from other states.  The bottom line is that it's a good time to buy because interest rates are low and you have more properties to choose from.  It's also a good time to sell because low interest rates results in more buyers who can afford the lower payments to buy your home. Other overpriced listings make your properly positioned home look like a real bargain.  Starting January 1, 2008 there has been a high volume of real estate property inquiries and showings.  If you would like a real estate market report and a list of homes that sold in your city, please email me at obateman@remax.net
